What do Home Inspectors Look For?

Hiring a home inspector before you buy a home can save you money in the long run. Though the house may look perfect, there could be hidden issues that need to be addressed. A home inspector will help identify problems that could cause current or future issues.
A whole home inspection is very detailed, so here are a few big things the inspector will look for:
Grounds
An inspector will usually start outside by looking for any drainage issues and inspecting landscaping, walkways, retaining walls, sheds and railings to make sure all are in good condition, lack any flaws and are up to code.
Structure
A home’s foundation is an integral part of the overall condition of the home. The inspector will check to make sure the foundation is solid, straight and see that all doors and windows are square. This is especially important in older homes which tend to have some foundation settlement.
Roof
The inspector will check for any defective shingles, loose gutters, flashing or fascia that could lead to water leaking into the home. If there is a chimney or skylight, those will be thoroughly checked as well.
Plumbing
The inspector will look at all pipes, drains, water heaters and even water pressure/temperature to make sure everything is flowing as it should. Additionally, they will look for any water damage past or present.
Electrical Systems
Faulty electrical systems have the potential to cause damage to your home and could spark a fire. An inspector will check all visible wiring and electrical panels to make sure everything is in tip-top shape. They will also see that any light switches, light fixtures, outlets and the HVAC system are functioning as they should.
Though these are just a few of the main areas a home inspector will check, they will also look at things like bathrooms, kitchen and overall inside and outside condition of the home. Home inspections can be lengthy and cost you more upfront but can potentially save you a lot of money and headaches down the road.
